Send a Rental Agreement for Signature — Landlords & Tenants
Sending a rental agreement to a new tenant should not require driving to a printer, paying for postage, or buying a $30/month DocuSign subscription. Drop the lease PDF, add the tenant(s) and yourself, drag signature fields, send. Tenants sign in their browser (no account needed), the fully-signed lease lands in everyone's inbox with an audit trail. Free up to 10 signatures per month.

What you should know
Lease basics every state requires
Names of all tenants and landlord, property address, term length (start and end date), monthly rent, security deposit amount, payment due date, late-fee policy, lead-paint disclosure (federal, properties built before 1978), and signatures from all parties. State-specific addenda may apply (CA: bedbug disclosure; NY: lead-paint window guards; FL: radon disclosure).
Both parties usually sign
Add yourself (landlord) as a recipient and the tenant(s) as additional recipients. For shared housing, add every adult tenant — courts treat all named tenants as jointly liable.
Co-signers and guarantors
Some leases require a guarantor (parent for student tenant, etc.). Add them as a third recipient with their own signature field. The guarantor's signature line typically reads 'Guarantor' rather than 'Tenant'.
Lease counts as a contract
Same legal framework as any e-signed contract — U.S. ESIGN Act and state Uniform Electronic Transactions Acts. Standard electronic signatures are enforceable for residential leases in all 50 states except in narrow Vermont edge cases.
Tips that actually help
- Set the envelope subject to '[Property Address] Lease — [Tenant Name]' so it's findable later.
- Personal message: 'Hi Sarah, here's the lease for 123 Main St starting June 1. Standard 12-month terms — let me know if you have questions.'
- If the lease has a security deposit form, include it in the same envelope as a separate document or merged together.
- Save signed leases in cloud storage (Google Drive, Dropbox) named '[Property]_Lease_[Year]_[TenantLastName].pdf'.

Frequently asked questions
Are e-signed leases legally binding?
Yes in all 50 states. Standard electronic signatures under the federal ESIGN Act and state Uniform Electronic Transactions Acts are enforceable for residential leases.
Do I need to print the signed lease?
No. The signed PDF with audit certificate is the legal record. Save digital copies; print only if your local government requires a paper copy on file.
What if the tenant won't sign electronically?
Send them the PDF, have them print, sign, scan, and email back. Then use our edit-pdf tool to merge their signed page into your master copy. Or honor their preference and meet in person.
Can I add multiple tenants to one envelope?
Yes — up to 10 recipients. Each gets their own signing link and assigned signature fields.
What about lease renewals?
Send the renewal lease as a new envelope. Each renewal is its own contract with its own signed copy and audit trail.
