What you should know
Standard order for mortgage applications
Page 1: cover letter / completed application form. Pages 2–3: government ID (driver's license front + back). Pages 4+: most recent 2 pay stubs, last 2 years' W-2s, last 2 months' bank statements, last 2 years' tax returns. Letters of explanation last.
Lender file size caps
Most major lenders (Chase, Wells Fargo, Quicken/Rocket): 10–25 MB. Most online lenders (SoFi, Lightstream, LendingClub): 5–10 MB. Local credit unions: often tighter, 5 MB. Compress aggressively after merging.
Don't merge separate borrower applications
If you and a co-borrower are both applying, each typically submits a separate packet. Don't merge spouse's documents into yours unless the lender explicitly asks for a combined file.
Privacy considerations
Loan packets contain SSNs, account numbers, and ID images. Use a private workspace (paid plan) so files aren't auto-deleted and you can re-download if the lender loses them. Never email the packet over an unencrypted channel.
Tips that actually help
- Name the merged file '[YourLastName]_Loan_Application_[Date].pdf' so the loan officer can identify it without opening.
- Black out account numbers on bank statements EXCEPT the last 4 digits — most lenders only need the last 4 to verify the account.
- If your packet exceeds the lender's cap after compression, split into 'Application' and 'Supporting Documents' and upload separately.
- Keep the merged packet for your records. Loan officers sometimes lose docs during processing.

Should I include both sides of my driver's license?
